There are multiple regulations for radon mitigation that limit some placement options but generally each home has a few different options for where the system will ultimately end up being placed. The technique used for mitigation is different than placement. The technique used refers to how we are drawing the radon out from underneath the home, and placement refers to where the system will be aesthetically.
Techniques:
Drain-tile depressurization: This radon mitigation technique pulls airflow through the drain-tile system of a home to create the negative pressure that will draw the soil gases coming up from under the home into your drain-tile and then into our piping to be vented safely above the roofline. We can start this style of system either directly out of the sump crock, or we can core into the floor roughly 9 ½ inches away from the wall to access the drain tile directly. In either case, the sump crock needs to be sealed down air tight.
Sub slab depressurization: Sub-slab depressurization or SSD, means that the system will depressurize the air underneath the home in order to remove the radon that is rising from the soil. Drain-tile depressurization is a type of SSD, but for homes that do not have drain tile we need to create a collection point of our own. This requires digging out 5-10 gallons worth of material out from underneath the home and then sealing the pipe to the floor above. Many times this also requires installing a fan with much higher suction than the standard fan so we can pull directly from the soil effectively.
Crawl Space depressurization: Some homes in Manitowoc have crawl spaces open to the basement that are not sealed. In this case, those crawl spaces need to be sealed down air tight in order to properly keep the radon gas from coming in. For this method we seal a vapor mat to the crawlspace and sometimes attach the mitigation system piping to the crawl space while also running a standard SSD system.
Placement:
Garage Systems: A garage radon mitigation system is possible when a home has an attached garage and unfinished area of the basement that abuts the garage wall. The system runs up the basement floor either out of the drain tile, from a suction pit, or out of the sump, and then penetrates the joist to get into the garage. Once in the garage, the fan is placed, and the piping extends up and through the roof. This system is preferable to most homeowners because it is barely visible from the exterior, and the fan tends to last a bit longer when it’s sheltered from the elements.
Exterior Systems: When a garage system is not possible or preferred by the homeowner, an exterior system is always a possibility. The system runs up the basement wall to the exterior on the back of the home or the side and continues up to safely vent above the gutterline. Custom Systems: Sometimes it is possible to run the system through the interior of the home and through the attic.
